Some Remortgaging Questions - Recommendations / Rates / Opinions?

Hi all,

Bought a house for 465k at end of 2005. Have been on a fixed, interest only rate with IIB - fixed term is up, and there are a lot of attractive rates in the market, IIB haven't passed on any cuts - so it's time to move...

1) Does anyone have any recommendations as to good value rates & providers, who they have moved to recently?

2) Does anyone have any ballpark information on the total amount that the providers have been prepared to lend? I'm interested in this because we may consider a move in the future and I'm wondering what my household annual income of ca. 160k will get me these days? V. little savings due to birth of 1st child and all the cost that goes with that, this year...

3) We're currently dealing with a broker (Irish Mortgage corporation) - as was recommended them. How has people's experience been with them?

We're at an exploratory stage - so am open to any suggestions advice - and I will post how I get on here...

What is the amount you have borrowed and what do you think the house value is now?
 
Hi,

Sorry - I should have said - bought a house for 505k, and borrowed 465k - and that's what's outstanding at the moment.

Had a valuation around the end of November at 540k, and I talked to 2 x estate agents - however, the valuations seem to be a real moveable feast at the moment, so an slightly unsure.

IIB (KBC) are offering variable rate of 4.24% - which you should get automatically. This rate isn't too bad - you could get better at AIB (3.75) or Halifax (3.95) - and Halifax are still offering help of upto 1000 euro with legal costs for switchers.

How do you feel about paying the 500 brokage fee to the IMC?
 
Hi,

Funnily enough a brokerage fee hasn't been mentioned yet...

I'd have thought that it'd be a requirement to at least mention it before we sent in an "official" info ie: statements etc.

I was unsure how they were pricing, now I know.
