My mum is going to transfer a site into my name so I can build on it. How much should I be looking at forking out in solicitors fees or do I even need a solicitor??

The best advice is to ring around. If you're happy with the Solicitor you normally use and they are quoting more, tell them that you got a cheaper quote elsewhere and they'll probably match it. Ask for a full breakdown, their fee including VAT and all outlays (Land Registry fees etc.)

Why tell lies to them? Would you be happy if they tell you lies? What goes around comes around.

Don't mean to be picking on you Ribena but I would ask what they are going to charge for an all in price

I would be more interested in the total cost to me than the breakdown

That way you can compare different prices mroe easily

Most solicitors will give you an all-in price

Ubiquitous:- I'm not for a minute asking you to lie. I said if you ARE happy with the Solicitor you currently use and they are quoting a HIGHER price than someone else, tell them that you are getting a quote cheaper, as is the case, and they will more than likely do it for the same.

Stuart: I suppose "all-in" and a breakdown come to much the same thing. A breakdown just tells you what the Solicitors fee is, the VAT on that and all the other outlay such as Registering the property in the Land Registry, registering the Mortgage if it applies, Search fees etc. I would prefer to have it broken down that way that just to be given an overall figure. Some Solicitors would also offer a Will. But it definitely pays to shop around.

I would agree with Ribena. When asked for a fee quote I always explain that the outlay is charged based on whatever it actually comes to, and that the only element over which I have control is my own fee.
