Solicitor's fees, remortgage, TRS

I moved from BOSI to PTSB and remortgaged from 250k to 295k. I bought the house 3 years ago and i am dealing the remortgage with the same solicitor as he got sale deeds and all other documnets with him. I just want to know how much is the fees for remorgage in the market now. He is asking 1200 euro and i feel it is too much as he got the sale deeds with him already and he doesn't have much work to do.

I remortgaged from 250K to 295K and paid of 20k for personal loan and it was done through solicitor and when i am filling the application can i claim TRS for 295k or 275k (less personal loan)

1. Is the 1200 euro inclusive or exclusive of VAT and outlays.
2. Why do you say he doesn't have much work to do? Do you know what is involved?

The amount i was given is including VAT.
When i bought the house he did all the work and as far as i know he got all the sale deeds and he dosen't have to comminicate with another solicitor and reduced paper work.

I heard some solicitors are charging 600- 800 euro including VAT
 
You havent said whether it includes outlay or not. Typical outlay on a remortgage would be

Property registration authority fees 125 + 25 + 6

Search fees approx 100

Commissioner for oaths fees 20

Old banks fees for taking up title deeds anything up to 100

So approx 376 outlay alone to third parties.

What was the other €25k used for?
 
In relation to Satanta's question if the topup was not used to purchase or renovate your home then you cannot claim owner occupier mortgage interest tax relief on the additional mortgage amount.

So the actual fee is about 650, the 1200 is coming out at 650 + VAT of 136, plus outlay of circa 400. A very reasonable fee.

So you can only claim owner occupier mortgage interest tax relief on the €25K for renovations but not on the €20K for the car.
