Anyone know how much (give or take) a solicitor charges when you buy a new house. Im a first time buyer, the house is new and is under 1346 Sq feet. As far as i know the land and house will have to be registered. I know each solicitor charges different fees but i was origionally quoted no more than €2000 but now its looking like at least 2500!

Theres a lot of competition at the moment in this market, so really fees can vary wildly. The only answer I could give is what I would charge- but this wont do you much good. You should check the solicitors in your locality. They will give you estimates. Then look for a recommendation ( the cheapest quote is not necessarily the best solicitor)- and if you get one, ask that solicitor to match a lower quote. Some will, some won't. For example from time to time I am approached by clients who have obtained ( to my mind) a very low quote- although I don't want to lose business, sometimes I cannot match that quote as I will not compromise on the quality of my service and to make a profit ( its a business after all) I could not charge a very small fee.

The house we are buying in € 210000 and its in Athy but as we are based in Dublin at the moment are solicitor is located in Dublin also. Cheers for the info.

Our solicitor is costing us in total €2240. The actual legal fees are €690 but the rest is VAT and outlays etc. Its amazing how it all adds up!! HTH
 
Just closed the sale of our house.

The total cost was €2100, this was made up of €900 solicitor fee and the rest was outlays and vat.
 
When some one like PrimaFinance advertise legal fees of Eur499 + VAT + outlays what is the 'real' cost ? What are these 'outlays' ?

Land Registry or Registry of Deeds registration costs to register your ownership and mortgage details.

Searches against vendor and purchaser to confirm not bankrupt and no judgments, on title searches to confirm no unknown burdens on title, planning search to show planning history of property,

Commissioners fees for swearing necessary affidavits and declarations

Courier costs if incurred.

Hi,
On a related note, i've just completed the purchase of a site to build on and the solicitors fee was €500 with aditional outlays, land registry, stamp duty etc.. which was fine. My question is what additional need do i have for a solicitor when building my house, i am in the lucky position of not having to get a mortgage as the equity in my last house paid off the mortgage and left me enough to build another one. Is all the land registry stuff taken care of with the purchase of the site or is there extra legal stuff when building a house on it..

I know there are loads of solicitors offering deals of €900-1000 for conveyancing when buying a property, but if you're selling is it still percentage based? If flat fees are now common for sellers, what would be a typical price?

Yes the solicitor who acted in the purchase of the site will go ahead and register it. You may need a building agreement if you go with one sole builder, and if so you should get legal advice in relation to same.
 
I completed a purchase recently for a house at €295,000 the solicitors fees came in at €1,000 plus vat and outlays then with associated government costs brought it up to €2,500. The price of €295,000 is not a huge price. I was a first time buyer also thus a gerneral rule of thumb can apply as follows:

1) shop around for solicitors. They will offer different qoutes ranging from €500 to ridiculous sums.

2) Expect to pay associated costs to government/law searches of about €1,000 for a house with a purchase price of say €300k. for anything over this you enter the next level of lland registry fee thus you can say a house between 300k and say 350K your looking at €1,500 associated governent/law searches etc costs.

...what is the difference between Land Registrys v's Registry of Deeds...are they diff organisations?
 
you may save some money by getting Land Registry documents yourself just by walking in off the street and paying a small fee.....

See their website. Different pots of land fall under the juristiction of one or the other.

I think the message "don't try this at home" should be firmly attached to this post!

You can do simple thing like look at maps, get copy folios, get "vacated" (paid off) mortgage deeds registered, register freehold with a Vesting Certificate but otherwise.................Little or no chance of d.i.y. conveyancing for the gazillion reasons mentioned frequently on this board.

Oh, Clubman, I just love the idea of little "pots" of land "falling" ( from the windowsill?) under one or other jurisdiction!!!
