Snagging New House Need for Mechanical Vent in Bathroom ?

Currently snagging my first home. 2 story detached.

On 1st Floor the main bathroom (which contains natually enough a bath, separate shower unit, toilet and sink). There is a window and an ordinary vent which is capable of opening and closing by means of a shutter.

Can anybody tell me if there is an obligation on the builder to provide a Mechanical Vent in a Bathroom?

Any Assistance would be appreciated.

Welcome to AAM.

We have had many a previous discussion (some heated) on vents in houses and you can have a read thru them .
 

AFAIK they only put extractor type vents in bathrooms where there is no window. In our en-suite & main bathroom there is a window and no extractor vent. However in the guest wc there is no window and there is an extractor vent.
 
We are building a new house at present and our architect has told us that we must have mechanical extractors in our bathrooms and kitchen.
