Snag list - Where do i stand

Hey,
I'm in the process of buying a house and they have just finished our snags but I popped up to have a look the other day and i spotted a few bits straight away that havent been touched, just wondering if anyone could help me with this. I'm not sure what im entitled to push for here... like the main ones I'm just gonna be firm about but theres a few bits that i want done but i dont know if i can insist on them or not.
-in the main bathroom theres a ledge with the sink sitting in it but the ledge has loads of chips and marks on it, id like it replaced.. ??
-one of the windows is scratched to bits and looks ruined, also id lik it replaced..??
-some of the internal doors have big chips out of them and one has a crack up the side, our snagger said we should get it replaced but what can I insist on?
Theres a few other bits and pieces like that, would i be entitled to push for these things to be replaced ??

a door with chips taken out of it??? by no means accept this crap in this market.builders used get away with this yrs ago in the boom but get absolutely everythin sorted before you hand over your money. the ball is firmly in your court.

if he says he wont fix them then say thats fine u wont get any money. end of
 
thats what my thoughts were on it but i didnt no if i was being too picky!
The auctioneer told us that he doubted they'd replace the door but they might try do something with it.. I suppose your right tho i'll just have to stick to my guns and insist they do it!
 
Tell the builder you want everything broken / damaged replaced with new, ASAP, no discussions; tell the auctioneer to mind his own business; it's not his property, his money nor is it his home.
 
Yeah your right actually. Its been a long LONG sale so it kills me to delay it with snags but i suppose we deserve new doors at the very least!!!
like theres not huge hoels or anything but one of them is very badly cracked.
The way im thinking about it is I wouldnt accept that as new if i bought it from a store so surely the same principle applies?

Couldn't say it better myself. The builder is not going to risk a guaranteed sale by not making a few changes. If items are substanially damaged or not fit for purpose then they need to be repaired/replace. Doesn't matter how many iterations it takes, stick to your guns!

The builder isn't risking a guaranteed sale. I would like to see how far someone would get trying to refuse to complete because of some cosmetic defects. That's not to say that the builder shouldn't rectify the defects.
 
Cosmetic defects are different from material defects. Obviously if someone is arguing over a mark on a painted wall the builder is definitely going to tell them to hump off. But broken doors and windows are not cosmetic.

Exactly, the paint and other cosmetic defects would never be an issue as it'll all be repainted or papered as soon as we're in anyway. and we certainly wouldnt delay the sale any more if it wasnt important.
like another one was a leak in one of the ensuites and the floor swelled an lifted the tiles and cracked all the grouting as they hadnt used marine ply or similiar so I insisted it was lifted and redone using the right materials.. that'd be normal to expect that wouldnt it??
they called me back on it and said they'll get it all looked at ASAP..
 
Yeah i thought as much, i'm just being thorough cos we'll be the ones hit with the bill to fix it in a few years time!!
