If enter a bidding for a site and my bid is eventually accepted then at this stage the solicitors enter the fray yes??

What type of deposit do I then pay?? The site will be subject to planning??

If at the end of the day I was not to get planning will I get all my deposit back, every euro of it??
 
Yes if your bid is accepted then the vendors solicitor will send contracts to your solicitor which you sign subject to obtaining planning permission. At this stage normally a 10% deposit is paid. Then the Vendor signs and at that stage you have a binding contract and can apply for planning. If you do not get planning, you will get all your deposit back, every euro of it. You will of course be liable for a small solicitors fee for your own solicitor only.
