Looking for a web site which tells you what you can build on your land without planning Permission/with planning permission thanks
 
Anything useful on ? Failing or supplementing that try the relevant website(s).
 
You can build an extension or garage of up to 40 Sq.M without planning permission, provided its to the rear of your house and cannot be seen from the road.

Pretty much everything else needs p/p.
 
The county council will post you a document detailing whats exempt from PP if you ring them, there are lots of conditions.
 
Get an architects out to see you. Most will come out for free and they can tell you want you can build.
