Signing over land from parents - where to start?

Hi all

My parents have agreed and are quite happy to 'sign over' a section of their garden to me to allow me build a house (or even two if suitable).
My question is simply where do i start in terms of getting this land put into my name?

Just to complicate matters, my parents have their original deeds and it actually shows the boundary extending beyond our garden to include a laneway and a few foot into a neighbours garden / house. Im not concerned with with this as such but wonder will it cause difficulties for signing over the land.
I currently live in this family home.

simplest thing to do is go to a solicitor to handle the legal side and you may need to discuss with a tax expert as to any possible tax implications for you and/or parents.
 
Many solicitors would tell you to start by seeing first if you could get planning although this will have a bearing on the value when transferred.
