Should I pay estate agent

Hi all,

Our property has been on the market for several months with a well known estate agent in Dublin. We felt the service they provided was poor, communication was non existent and other issues which I won't go into.

As a result, I decided to investigate the option of selling to the local council. On Friday, we received an offer from the council, which we are happy to accept. Coincidently, the estate agent also received a matching offer same day.

If we proceed with the offer from the council which I negotiated, what, if anything, should we pay to the estate agent?

I would have thought that this is the salient point; don’t these contracts provide for exclusivity?

It's depends on whether contract is for sole agency or sole selling rights.
If it's a sole agent (the most common), and completed on a standard PSRA specified form, it contains the conditions under which the agent must be paid their fee.

AT a minimum you will have to cover their costs/expenses e.g. advertising fees etc.
