Should I bid for a more expensive house?

If a house is priced on Myhome.ie at €300,000 and my mortgage is potentially €200,000–250,000, is there any point in me putting in an offer for it?

You might say that I should bid within my price range; however, with asking prices still fairly high, I thought it might be worth a try just to get a better house.
 
Well worth putting in an offer,worst that can happen is it will be rejected
 
It's definitely worth it, always go in first with a cheeky low offer, then you'll know if there is room to negotiate or if the seller is a firm 300 or nothing.
 
Plenty of houses out there look like they need to lose at least another 10% in order to represent good value in today's market, so of course you should be looking to make offers on houses whose asking is outside of your mortgage limit.

Asking price minus 20% That's my rule and it should be the rule for all property's in these troubled times. Houses still way overpriced in Dublin
 
We bought in December and I've had buyers remorse twice since then!
Two houses we bid on which were at 300k which we did cheeky 240k bids on and were initially rejected have subsequently come back and said are we still interested....
We were first time buyers and a little over emotional I guess. The house we got is lovely and everything but we shouldn't have been afraid to dream a little bigger....
If we were doing it again we would be looking at houses around the 300K mark and putting "cheeky" bids on ones we liked. Someone always bites eventually it seems even if there is an initial rejection.
So go for it and be patient, you may be pleasantly surprised.
