Short term deposit, significant sum, best return ?

I have just sold a property and it may be up to 12 months before I buy another one. I have a significant sum to deposit in the meantime. Where is the best place to put this bearing in mind security, access to funds quickly, and the best return ? I don't want an investment - I need a guaranteed return.
