What is the sequence in the purchase of a site - doe the buyer sign first and then the vendor or vice versa??

Buyer signs contracts and returns them with deposit for vendors signature. Vendor then signs and returns one signed contract to buyer. Generally it is only when Vendor signs that there is a binding contract in existance.
