Hi,

We currently buying a house(3 year old) that needs the septic tank upgraded, the tank that is currently there is for a 3 bed house, but they built up into the attic so they now need a larger tank for a 6 bed house, would anyone approx how much it would cost to remove the old tank (only 3 years old) and buy and install the new tank.

This sounds like a big job, a day and a half from a properly qualified person on jcb. Was there planning permission necessary for the attic conversion, IF not you'll need it for the septic tank. The tank will be bigger so also will the percolation area have to be!
 
Would it be possible to put an additional tank between the existing tank and house? Wont have to disturb percolation area? Are you going to use the additional rooms?
 
You should allow between €1,500 and €2,500 for this. You must replace the tank as your settlement chamber in the older tank is the issue. You must also then increase the number/length/size of percolation pipes/area.

In a lot of cases going from 3 to 6 bed planning would be required and a condition of that planning would be increased tank and percolation.

If I was buying that house I would be getting a quote for putting in a treatment system and/or increased tank. You really want a proper system in place as you will be drinking the water that percolates down as it is likely you have a well nearby. You should also allow a figure for the planning process and engineer to do a site test.

The cost should, of course, be knocked off the price of the house.
