Septic Tank outside boundary

Hoping to buy my aunts home, her septic tank is on my fathers land. Outside of her boundary line.
Will this be an issue when buying the house in terms of getting a mortgage?
My father has no problem selling me the land, but is wondering can he refuse to allow her to sell it to anyone else? As in if she doesn’t accept what I’m hoping to offer.
The house was built between 35~40 years ago approximately, my father bought the land from my grandfather approximately 16years ago.
 
Consult your solicitor. An alternative is your father can give your aunt a "wayleave" for the septic tank and not actually sell any land. There may be a wayleave already, have you checked?
