Hi all,

First post :)

Been offered a 3 bed duplex in Summerseat Clonee thru Meath Co Council, has anyone else been offered in this estate?
I've driven past and they look nice but would like to hear from anyone who has viewed one.

Haven't had a viewing yet, only got the letter on Friday evening.

AH price is 259,222euro's

Hi, I was offered a two bed in Summerseat in November, at the time I was just about to close on another 2bed property so I was only going to pull out if I was guaranteed a 3 bed as they were the same price as I was paying anyway but I wasn't, so I didn't take the risk! I arranged a viewing with the estate agent though and they are fab, if the location suits you you won't get better they are so big my parents couldn't get over the size of them!! Nicely finished, lovely kitchens, gas heating and a big enough terrace off the living area. Overall it seems like a lovely estate, the only thing is the market value at the time was something crazy like 450k is it still the same? you'd have to try get them to amend that if so as it is definately way off the mark!! I rang Meath co council a few weeks ago enquiring about the two beds for my younger sister and I was told there are 30 two beds left and 3 duplexs so you were lucky enough to be offered one. Try arrange with the EA (think its Bradys in Clonee) to view if the council havn't fixed a date for viewing yet .. don't mention AH just as a regular buyer. If you got a number on your offer letter you'll be able to see from the plans what size, exact location etc.

It's a 3 bed duplex I've been offered, I was a bit cheeky and went out on Saturday, I got talking to a builder who let me into one of the 3 bed duplexes for a look around.
I have to agree they are very nice and really big, kitchen/living/dining room's are a great layout.

The current market value according to Meath Co Co is 380k.
The 260k price is just above my combined mortgage and savings limit so not sure what I can do :(

have you been around to all the AH lenders to see what they will give you? the Ebs will take on board what you could rent a room for if you wanted to do that. The 3 bed duplexs were ranging in price from 235k to 259k you must have been offered the biggest one .. you could ring the council and see are any of the smaller ones available. The showhouse duplex is one of the smaller ones and its still huge it'd only be a few sq metres in the difference. I know there were only 3 left when I rang about two weeks ago but there may have been a cancellation in the meantime. 380k sounds a lot more realistic, I was offered the two bed ground floor for 186k and they were fab too but the market value on them was 350k when I was looking at them!
 
actually just thinking about that there 380k doesn't seem realistic,better than they're original 450 but still too high .. the 3bed duplexs in waterville (where I ended up buying) are pretty much same size and layout as summerseat and they are currently selling for 355 - 365k .. you should get onto Bradys and see what they are actually selling for.
 
I have contacted the 4 lenders already and the max I can get is 240k, I have savings of aprox 14k

This is the only duplex I found for sale on the web, its 362k, could this be one of the smaller 3 bed duplexes?
The builder I talked to on Sat said the one I was offered is around 1300 sq ft.

that one is smaller and isn't actually in the same estate.. if you have a look at the plans (got them off Bradys) they are due to join up somehow in the future but one part (where that one is) will be d15 and the newer part is co meath. I dont' think theres anyone living in the newer duplexs yet, well there wasn't when I was looking! I think all the 3beds are around 1300 sq ft I suppose the one you were offered could be more expensive because of the aspect or if its at the end of a block? Try ringing meath co council..I remember talking to them at the time I was offered and they were really helpfull, there were 3 different prices for the duplexs I think 235, 248 and 259.
 
Yes the one I have been offered is at the end, or so the builder said on Sat, there are no numbers on any of the apt's so had to take his word.

Is there any way to get the price re-evalutated Neil. I'm not well up on the AH process but I know that when I lived in an estate called Latchford very near there, the duplex's look exact same size and they are looking for 360 for them now. I personally think a valuation of 380 might be too high.

I am going to talk to Meath co.co about that after I have viewed the apt, just waiting on the developer to contact me about a viewing.

Best of luck with it .. theres plenty of information on here about valuations .. dealing with the different councils etc. While I would definately push for a revaluation you should probably keep in mind that most people that buy with AH buy one or two bed apartments and the market value set in place at the time of purchase is so important because they would hope to trade up at some point. The duplex you've been offered is so big that you could be happy to stay there for a much longer period of time than you would do in an apartment and so you might not need to attach as much weight to it if Meath refuse to change it .. hope that makes sense!!

Just been out with Bradys estate agents in Clonee, they said the current price on the 3 bed duplexes is 454k. They did say the price will be revised (dropped) in a couple of weeks as they are reviewing the prices at the moment.

Would love to get an offer for SummerSeat - how long were you on the list - are you from the area? Do you know if there are many two beds left - I have this area down as my preference but heard nothing yet!

I'm on the list since early last year, Feb I think, not from the area but work nearby.
I honestly don't know what is left in the development. Still waiting to hear from the developer regarding a viewing.

Gosh your very lucky - have been approved since 06 - had no offers yet! Did you have clonee as your first preference?. I rang the council and was told that they they will be sending out the 3rd round of offers in a week or so - apparently they had some refusals but would not tell me how many was left? Its a waiting game!!
 
Clonee was my second preference, this is the first offer I have been given and I think I will accept.
