When purchasing my home in October 2001 I availed of the first time buyers grant of 3000 punts and was exempt from stamp duty. If I sell this property within 5 years of purchasing it with the intention of buying a larger property will I have to pay back the first time buyers grant or the stamp duty or both?

Stamp duty is only repayable if the house is rented out, i.e. becomes an investment property as far as I know, or it ceases to become your PPR.

I'm not sure what the position is re. the FTB grant.

Isn't the FTB grant gone more than 5 years at this stage so it should not be an issue?

I have only been living in my house for 4 years and 6 months, so I have 6 months to go. I believe that I was one of the last to qualify for the grant before the scheme ended.

To go to what? If you don't rent the property out within five years of purchase as an owner occupier then no SD clawback applies. I don't think that any FTB grant clawback applies and since the grant scheme is gone I doubt that they'll be chasing you for it.
