I would be grateful to hear from anyone who has sold their property to Dublin City Council recently. We've been trying to sell our home for the last 2 months and no luck so far so we're considering selling to DCC and would love to hear of anyone's experiences doing this, i.e. are they usually prepared to pay the market value?
Well we've had a number of viewings but no offers and the price is reasonable and we're open to offers a few grand under. I am aware though the market is very slow. 12 months ago a house in my estate would have been snapped up in a week.
My problem is that we're after another house and really don't want to miss out on it...hence the reason for me being a bit antsy!
Process was slow to begin with. I e-mailed them and had no response within 2/3weeks. So I rang them and they took my details. About 4/5 weeks after that a surveyor rang to set up a viewing.
He was just checking structural stuff, cost of renovation (if necessary), etc.
Then the surveyor submitted his appraisal to a valuer in the office and about 4 weeks after that she viewed the property from the market value perspective. About 2 weeks after that they made an official offer which was less than 10k under the asking. We had bypassed the Estate Agent in the deal so we saved nearly as much as the price drop by not having to pay EA fees!
From that point on the Council were extremley quick and professional about concluding the deal. Both I and my solicitor was surprised by how efficeint they were.
The progress was slow from the day I first rang them to the day they made an offer, about 10 weeks - but hey - it's a buyers market!
All in all I was very impressed and they didn't mess around at all.

We have our house up for sale at the moment in north dublin. we are under the shared ownership scheme with dublin co co.

House is still on the market and no viewings at all in the last 2weeks. Estate Agent is telling me to hang on until after the elections to see how the market is then.

Our house has been on the market about 6 weeks now and haven't had viewings for the last 5 weeks even though our house is 10k under everyone else in the area.
Anyway, rang DCC and 2 people rang us back. Very eager!
They said the process takes about 10 - 12 weeks (from initial contact to placing an offer) so are sending out a surveyor in a few weeks and then someone to value the property.
She said that then they make an offer if they want it.
They said they have a certain quota for each area and that they are interested in buying out here.
Fingers crossed.

had the valuer out from DCC and theyve offered 5K below the asking price which we're delighted with. house has been on the market for almost 4 months now. their offer stands for 6 months.
the surveyor called out first and looked at what needed to be done and the valuer takes that into account when making an offer.
lets hope it goes smoothly from here on.
