Selling house buyer listed content as part of sale

We had agreed to sell our house, 2k under the asking by the way, all was done and dusted....solicitor just onto me now and the buyer has listed dishwasher, fridge, and cooker, all light fittings, carpets and curtains as part of the sale.

I am Okish with the cooker, don't want it anyway, a bit miffed over the fridge and dishwasher as had planned on giving them to my brother, totally peeved over the curtains and light fittings thing as these were never supposed to be a part of the sale.

is this normal practice and can we just get the solicitor to cross these things off or would we potentially loose a sale over this?

Also when they say light fittings, some of mine are very expensive and I planned on using them in my new house so don't want to include them can I just hang up any old light fitings once we have exchanged contracts?

This buyer is a bit of a shyster I think....

To be honest I would think it is normally the vendor that lists whats included in the sale.
I would list whats included and get your solicitor to attach it to/include in the contract that he/she sends out to the buyers solicitor.
Informing them that only the items listed are included, there are some items that are deffinitly not included state them also.
not being smart - toughen up.

A number of things to consider....

- how badly or quickly do you want to sell?
- what can you compromise on... whatever you want to leave then list it out
- if there are items you do not wish to sell then don't
- if you think you are dealing with a 'shyster' then will they go through with the purchase do you think ie will they threaten to pull out if they do not get these items?

As a side note I've seen a high number of houses in the Cork city area sell for 10+% higher than the asking... just wondering what the circumstances are relating to you selling this below the asking...

You are under no obligation to supply them with a dishwasher , light fittings etc.

You write out a list of whats included and get your solicitor to send it to them. You define this, not the buyer.

Thanks guys, I am in county cork and there is an unbelievable amount of building going on in the particular town I am in, so happy to get the house sold, the two K under asking was acceptable as the buyer was in a good position to move as and when we were ready which suited us as we are building.

Just found out that the estate agent listed the contents as part of the sale, the guy is buying to let so probably does not want the hassle of furnishing it.

Have contacted my solicitor to amend the contracts to not inlcude these fittings.

Only realised who the buyer was when he called to ask could he show the people who would be renting the house from him around after we had agreed to sell.

Did you have a word with the real estate agent who listed them as part of the sale? I'm assuming he/she did this without your permission....These things can all add up! Buyer probably thought it was an early Christmas gift!!

The EA had no right to market your personal possessions without your permission! Why doesn't he just go the whole hog and put your car up as part of the deal too .

Honestly, the nerve of these guys. Tell him to contact the purchaser and to admit that it was his mistake in listing the items, and that you had no intention of parting with them, but that as a gesture of goodwill you would throw in the cooker and other bits you don't want.

Tell the EA you'll be deducting the cost of these items from his fee otherwise

Never thought of that Sherman....TBH I think the EA is acting more in the purchasers best interest than ours.

I got my solicitor to cross the items off the contract.

They are probably organising the rental of the property for the new owner
