selling house - associated costs?

Hi all,

My siblings & I will be putting our deceased parents' house on the market shortly, and are trying to make a list of the expenses involved. (Inheritance tax etc. has been paid.) So far, we've got:
- estate agent (incl. associated publicity costs)
- solicitor
- capital gains tax.
Seems a very short list. Is there anything we've forgotten (esp. taxes/duties)?

Yes - when we inherited, we just had to pay inheritance (capital acquisitions) tax, not capital gains tax. However, I'm thinking that if the house sells at more than the value we inherited it at, we'd presumably have to pay capital gains tax on the increase..?

But is there anything else we should be factoring in?
