Selling home that is rented.

I am a reluctant landlord and have a house which I bought in 2006 at the peak rented out. The current tenants moved in three months ago with a fixed term lease. Written into the lease is a clause for both sides to give notice, e.g. if they want to move out they give us a certain amount of notice and vice versa.
I'm renting elsewhere now in the location I want to live in. I am looking into the possibility of selling the house which I own and is rented out, so that I can buy where I want to live.
I have been told by a property agent basically I cannot sell the house as the tenants do not have to move out? Is this right? Surely if I want to sell my house which I own I can and the tenants given that we give them ample notice would have to move out?
What are the legal issues here? Any advice would be welcome. Thanks
 
I would be wary of that agent. They don't know what they are talking about. Selling is one of the reasons you can terminate a Part 4 tenancy (if they had one) - [broken link removed]
