selling and buying prices

i am looking at selling my house and i have contacted a local estate agent. they have told me that houses in my estate are making €370k to early €380k. they have other houses for sale in my estate and i have looked at these in their office and these are the asking prices. My question is that from looking at posts on this webite everyone seems to be knocking €20k of the asking price for houses. is this what is happening and should i then presume that the house is only worth €350 to €360k? the house is a two year old three bedroom semi in Celbridge.

YOu won't know until you let the market put a price on it. You best bet is to price it relative to others on the market and don't get precious about bargaining.

Sell first, get the cash, then go bargain hard for you next house.
 
Sorry to state the obvious but it is worth what the market will pay

In these uncertain times I think you will have to test the market / do some research yourself. With recent news of estate agents talking up the market you have to be carefull that you are getting good advice.
