Selling a property Vs Equity release?

Hi,


Not sure if this is the right place for this question...

I have a uk property (aberdeen) that produces positive income and has more than doubled in value when I bought it a few years ago.

However have been trying to build a portfolio (including having my own place) and am looking overseas (I like Berlin) however I am not sure if it would be better to release equity or to sell the property outright.

It seems to me that I might make more money selling than equity release although I would give up the cashflow. Has anyone any experience in this matter? I'd appreciate your thoughts.

I would tend to agree with Paul. If you have a property working that well for you in a market which suggests signs of increasing further in value, I would be inclined to hold on to it and release equity to purchase again. Depending on how much positive income you are receiving you may even be in a lucky enough position to keep your re-mortgage repayments covered (on an interest only basis) with the income in Aberdeen leaving you free to concentrate on the purchase and rental of your new property(s).

I have been thinking thats the most sensible approach although selling has been tempting lately as the properties worth more than double what I paid for it and the tenants are constantly giving me a headache.

But I think I'll go with your advice and hold and look more into the equity release.
