Selling a property-any advice?

First time seller,i have engaged an EA to sell my property but do i need a solicitor aswell ?.I've looked around the site but can't seem to find any info.What are the steps involved in selling a property anyone please ?

No 2 is important.

could add:
- have a name for the house (that adds €000)
- have the ole coffee aroma in the house;
- and the ole turf fire ready;
when folk call.

Be gone on the first day

I wouldn't bother with aroma's, coffee etc.

1. Clean the house as much as possible
2. Decultter the house as much as possible
3. cut the grass, tidy up the garden clean the windows
4. Paint your gutters on the outside of the house, they will look much better than the neighbours...

Organise a solicitor and get them to get the title deeds transfered to him ASAP. This can speed up the process.

Hi get a flat rate solicitor at either homebuy/homesell (available from your local credit union) or rea.ie. Whilst it is possible to sell your house without a solicitor,it is much less hassle in the long run to engage the services of one.
Have a look at daft.ie and other threads on AAM about selling without an EA.They are much more dispensable than your solicitor will be!!

I disagree. As with any service provider price is important but it's not the main or final arbiter. You also want a solicitor that you can trust to give you a good service and do the job properly. Go by recommendations from trusted family, friends and colleagues who have no vested interest in recommending one solicitor over another and then look at the prices. Note also that some high profile flat rate conveyancing packages may actually cost more than "regular" solicitors - they highlight the conveyancing charge only, exclusive of outlays and VAT, and this charge can be more expensive than the professional conveyancing fee charged elsewhere. Shop around.
