Limited market, so you simply need to be patient.

I recently traded up in same area. Sold for 4% below my original ask and eventually bought for 10% above original ask. But both the purchase and sale were drawn out processes. The market is strong for good properties.

In the case of the sale, 8 months elapsed time, with buyer walking away on more than one occasion, so be prepared for a bit of messing and don't panic if you don't need to.

In the case of my purchase, I did not view any house that was over-priced. I did not view any house that looked unkept and needed a bit of work. Where I viewed a house that fell short of what was in the brochure, I just entertained the rest of the viewing and never followed up. (e.g. dimensions of kitchen using best case dimension of an L-shape and not mentioning that it was an L and therefore only 60% of advertised size). I was expecting to have to revamp to put my own stamp on the place but not at all interested in clean-up. So, be prepared for fussy buyers, and if you are happy that the property is attractive relative to the competition at similar price, then they will come. Just be careful that your price, presentation or auctioneer are not putting off any buyers.

On that last point, get the house out to several auctioneers, because in rural parts, people do have their preferred auctioneers to buy from and may not window hop as much as you might expect.

Mallow is flying and a lot of city people are buying out there at the moment..also Charleville is way up on last year..the average 3 bed semi in mallow is now approaching 250k for a new estate..i don't know who you gave it to to sell but maybe try it up on DAFT.IE or else one of the new hungery EA's...
just to note Kanturk also has a big estate going up there at the moment and i think a goverment dept going in there so if you are near that side then you will probably have competiton,they have 4 bed detached for approx 300k
 
There is a new housing estate being built in New TWo Pot House which is a good bit out from Mallow, ok it is on the main road, I think people will buy anywhere once the house is marketed properly.
My aunt bought in Ballyclough and she was originally from Dublin and considered houses in the middle of no where.
Her main thingwas trying to get information on houses to buy, make sure your EA is putting your house in the right places.
Like the property pages of the newspapers, myhome.ie etc.
Not everyone has time to ring around every estate aganet in the location they want to buy in.
Charleville is booming at the moment, with new shops set to open there in the very near future inclusind Tesco, Lidl, Dunnes etc so proximity to smaller towns can be a bonus too.
If you are in a very rural setting then market it as such so people expect solitude and peace and quiet.
Where I am currently building is well off the beaten track and there are some fantastic houses being built in very isolated areas, people just have to get what they expect when they come to see it.
Make sure the photos do it justice as that puts a lot of potential people off.
Don't try to emphasise it's proximity to Mallow rather sell it on the rural location and peace and quiet and little traffic noise instead.
How is it described in the brochure, is it on-line, link to it and we can give you our opinions if you like.
 
Maybe put an incentive for the EA.If they achieve over a certain price you could bump up their commission by .25% for example.
