estate agent suggested seller of dublin house would initially sign contracts of sale by giving their solicitor 'power of attorney' to sign, and fly in for the closing...is in australia, son is coordinating hereon ground, should I be concerned? any views appreciated, :) would I really have a contract of sale at all,

If the power of attorney is properly drafted then there should be nothing to worry about. I'm not sure why the solicitor couldn't do the closing too....

Affidavits cannot be signed on a power of attorney, there will be at least one affidavit required. Could be sent by email and returned by DHL, but maybe the seller wants to collect his money in person. Overseas vendors are fairly common, nothing to worry about unless it all goes pearshaped and you need to sue him, not very common.
