About to embark shortly on a self-build. Site may be "gift" from parents (value circa €100K) or at worst 50% of market value. Are there any stamp duty implications for either site purchase or house build (3000 sq ft)? Thanks.
If the site is a gift from a parent to allow you to build your PPR and it's market value is <254k then there is no stamp duty (for you) or CGT (for your parents) payable on the site.
Not to sure about the situation if you pay for the site but parents can receive up to approx 47K from a child tax free. Anything above this is taxed at 20%.
As the house will be newly built there will be no stamp duty levied on it.
