Self Build - Mortgage - What is Covered ?

Hi Guys

Purchasing a site subject to planning - What is covered by the Mortgage and what is not ?

Do you Bank pay for Council Fees, Sewerage, Design Plans, ESB, etc ?

Any advice would be great.

Mortgage should only be used for house. it does not make any economic sense to be paying for the plans and other outlays over 20/40 years does it?
