hi , i am about to build, hopefully a timber frame home in louth. approx 2200sq ft. can anyone give me a good idea of the complete cost(excl site)
 
Hi-dily-ho Homer, and welcome to AAM! There's quite a lot of info here already on this topic. Try the search facility, this throws up threads like this, this, and this.

These should give you a good guide, though the final figures will be dependant on the level of finish, fittings, etc.

Hi there

I am building in Louth also, You have a lot of hidden costs and don't mind people coming and and saying " I built my house for 150K" Rubbish or at least they put rubbish in to it. If you just want the house with no garage and no landscaping finished your taking at least €100 per sq ft. Add wood Chip burners, Solar Panels, Natural slate roof, etc and it could be more. I am using a Project Managment company and they are coming in with decent rates, PM if you want to Chat.
