The property is a stand alone on .5 acre site.
We went sale agreed on a property before Christmas.
As the builder has structural indemnity, we were advised that we would not need an independent engineer to check the property.
We had planned to sign first contracts twice now but due to confusion over documents regarding site map, planning permission etc, our soliticitor advised us to get an engineer to check the property.
He has identified a couple of issues that we think are important to get resolved before signing the contract, they are:
1,a question over the drainage from the downstairs toilet and flow to the septic tank,
2,very bad drainage in the lawns,
3,our perculation drainage is 20m from our house but it is not 20m from our neighbours house, their house is being built thus built after our house, could there be problems in the future for us if we plan to resale the house? Surely they are responsible for ensuring they comply with regulations including the surrounding area if relevent?
4,very badly set fence as the posts are not sunk sufficiently

Should these issues be resolved before signing first contract , e.g. included on contract requesting for them to be completed before closing. DO we then complete the snag list?

As a practising solicitor, I would always strongly recommend to a client that they should not buy a "one-off" house without having their own architect\engineer give it a thorough once over.

About 25% don't bother. About another 30% will simply get a tradesman\friend\relative to give it a brief inspection.
