sale agreed on so many houses

Hello all , long time reader , first time poster,

I have rang about 4 house in Dublin this week , all were 3 bed-semi in need of work. All came back saying sale agreed, but there are no sale agreed sign on line or outside the home I drove past. the home was up for sale for months and month and now all are gone

It felt like I was getting a bump from the EA's .

Im I getting paranoid?

Unlikely that you are paranoid but there is the possibility that it is just all games. I also rung about a house today as well and I was told the same. I was told I could view the house but it is nearly a done deal or the sellers will pull it form the market. I think the house will still be there in months to come. House prices will not be going up by any of the predictions out there so ultimately it is a game and there is no rush.
 
EAs have been reluctant to put sale agreed signs or info anywhere for the past year. This due to the number of agreed sales that have fallen through - a huge number (anecdotal evidence).

From reading the papers it does seem (even allowing for Estate Agents bluff) that 3 and 4 bed semi detached homes are still in strong demand as the number of them is lower than what the market needs. That might go some way to explaining things.
 
Recently inquired about a property and had similar with the EA saying an offer below asking was under consideration. Following day he followed up to say it was accept. Low and behold, the property now has a sale agreed sign on it.
 
This is anecdotal. In a number of local cases there are houses that are on the market but these houses are not really for sale. The exercise of launching & offering the house for sale is to acertain value for a division of assets in divorce proceedings. One partner may want to buy out the other but it can't be easy to agree a settlement or to deal with the banks.
