Sale Agreed But Worried

Hi,
My partner and I have gone sale agreed to buy a 4 bed detached house for 365,000 euro and are very happy with it. Until last week that is when we saw a 5 bed semi detached house just around the corner for sale for 325,000 euro.
Should we be worried that this could have a negative impact on the price of our house going forward.
There is another estate in the same village where all the houses are 4 bed detached and they are all 365,000. Would these hold their value better going forward.

Your house is detached which is far better than a 5 bed semi.

Detached vs semi...there's always a premium for a detached house.

Did you compare sq footage? Just because it has 5 beds doesn't mean it's bigger. Split bedrooms etc. One of them could be a box.

Garage - does either house have one? Factor this in.

What's the aspect of the other house - north facing may decrease the value.

Is the owner of the house looking for a quick sale? What do the 5 bed semis normally go for?

Just because it's advertised at 325 doesn't mean it will go for that. That could be just to get people interested.

What's the prevailing price for the same type of house on the road you are buying i.e. what did the last house on the road go for?

You could ask someone living on the road...people always know what the last house went for.

Most important thing you said was "and are very happy with it". No need to 2nd guess yourself.
 
4 bed detached sounds like a good sized house, is it likely that you will be there for a good number of years and won't be looking to trade up? In which case resale value is less of a concern than someone who is planning to trade up in a few years. AKA raises some very good points as to why it may actually be worth more than the 5 bed anyway.
 
Don't forget also the layout might be very important. Have seen some new 5 bedroom showhouses which are set over 3 floors. kitchen on first and large sittingroom on second. Maybe ok for renting to tenants but would imagine can be a bit inconvenient for a young family. Also the extra bedrooms could be an attic conversion which you may have the option of doing in your own property in the future.
