Sale Agreed and house still has for sale sign up etc.

Hi Im sale agreed on a house today is 2 weeks and the sign is still up for sale and it is still advertised--im in the process now of getting full approval which will be fairly straightforward
1.should I ring the estate agent and demand that its taken down but I m slightly concerned about rocking the boat
2. Im still waiting for a list of what exactly is included in the sale of the agent should I be demanding that also or should I leave that in the hands of the solicitor
 
they are prob just waiting for you to get your loan offer before taking the stuff down
 
If it's sale agreed, they shouldn't really be advertising the thing for sale still.

You should ask them to take it down, and finish any advertising htey have. It's a sign of good faith on their part.

You could also ask someone else you know to ring the estate agent to enquire about the house to see what the agent is saying about it. Even see if they can arrange a viewing to see how far they'll go on still selling the place.
 
I have the deposit paid though,
good advice cheers will get a friend to make a bogus call
 
Friend ran up EA saying sale agreedbut at the back of your mind your afraid someone is going to knock on the door and make a better offer

so hope to have cheque this week then will start to make demands about pulling the sign down etc.
 
This happened to me. I'm about to get my keys this week and the house is still on myhome.ie. The EA refused to take it off and the sign was still up outside the house without a sale agreed banner for ages. He said people are always pulling out of sales and he won't stop advertising houses until contracts are signed. I could see where he was coming from but was very worried that another bidder would emerge, he promised he wasn't showing the house to anyone and was only making a note of interested parties in case the sell fell through. I didn't believe a word of it of course- but turns out he was telling the truth...

I think the solicitor handles the contents list
 
We went sale agreed two weeks ago, day after the deposit way paid have a usurveyor look at the house and whilst there the sale agreed sign went up and it was taken off my.home and EA website - It was Sherry Fitz, and entailled a bidding war, so was surprised that sale agreed went up so quickly, as only the previous Trursday afternoon that it went sale agreed.
 
Those who haven't yet signed might like to try to make it a condition of sale before going 'sale agreed' that the property will be removed from websites and the signage will be updated. At least, you have some leverage beforehand. You have no leverage afterwards.
 

When I made the final bid for my house the vendor indicated that another 1K would close the deal. I agreed, but gave a window of 2 hours (I kid you not) to accept the bid and told the EA that I would drive by the same afternoon and I wante to see the Sale Agreed sign up or the whole deal was off. I meant it too - I was prepared to walk away. Sure enough, bid was accepted and sign went up within 2 hours!

But in any case it is totally acceptable for the buyer to insist that the house is marked as sale agreed when the bid is accepted and indeed make it a condition of the bid.
 
Hi, Because I am selling my own house, I notice ,more than before , that signs seems to stay up well after sale agreed. Personally, I think that the agents leave the signs up purely for advertisment purposes. A house down my road has been sold since early AUGUST .The story is ,according to the agent (also my agent) that the seller is awaiting a new house to be built..Everything is done and dusted but the sign is still there.
