rough ball park figure for extension & attic conv.

Hi, I don't want to hassle any builders yet as I am busy saving to get a room built over our garage and our attic converted at the same time as the roof would have to be extended anyway. Would anyone have any idea roughly how much this would cost so I know how much to save? or how much a room over a garage would cost to be done alone? as I know prices have come down in the past couple of years. Standard size garage, at the moment a 3 bed semi detached house. thanks M
 
From experience, i would have thought approx 30,000. Labour has not come down that much, Builders still have to pay the highest levels of insurances. They still have vans/equipment to run. Materials have not changed that much.
 
Thanks nediaaa, I hope that ball park would be for both. Some prices have come down a bit as I know a friend who got his attic converted for €13k, whereas a couple of years ago it would have been €20k for same. With my own house insurance I was advised that my rebuilding costs were too high as it would not cost so much to rebuild now. I do appreciate that builders insurance and materials have not changed much though. Anyway, thanks for that ball park, will have to get saving so. M
