Looking at buying a timber framed Wexford house built in 1998.
I've been told by the surveyor that roof straps were not visible at the gable ends. As a result, there may be some movement between the roof and the right hand side gable causing stress to the timber frame, thus manifesting itself as cracking to the landing ceiling and surrounding partition walls.
I've asked a roofing carpenter to provide a quote for the work, he asked for €350plus VAT for an assessment and an estimate cost of repairs...seems a bit steep to me, even the surveyor did not cost that much. Any thoughts?
 
yes ,run a mile.these are structural issues.Dont go there .money pit
 
If you want someone to take a quick look and give you a rough estimate with nothing on paper and no come-back, then yes, it is expensive. If however you're looking for a professional (with indemnity insurance) to carry out a comprehensive assessment, then it is going to cost in that ball park.

The only way to be sure is to get a number of quotes from suitably qualified and insured professionals. As asdfg eludes to, if corners were cut in the roof, are there other issues lurking under the surface?
 
Plenty of properties for sale why take on anyone with immediate repairs that cannot be costed really without some demolition to get into the building and assess the issues.
