Looking at buying a timber framed Wexford house built in 1998.
I've been told by the surveyor that roof straps were not visible at the gable ends. As a result, there may be some movement between the roof and the right hand side gable causing stress to the timber frame, thus manifesting itself as cracking to the landing ceiling and surrounding partition walls.
I've asked a roofing carpenter to provide a quote for the work, he asked for €350plus VAT for an assessment and an estimate cost of repairs...seems a bit steep to me, even the surveyor did not cost that much. Any thoughts?
