Return of deposit on apartment

My two friends are renting an apartment in Dublin. They did not sign a lease but have paid a deposit of €1150. They will be moving out in June/July next they have been living in the apartment since October, 2005. They think that the land lord is living in England as they do not have any address for him - just a mobile no which they have not had to use since they moved in. They have wooden floors and they now find that they have become marked from heels, they are wondering what the position is regarding the deposit. The landlord did not say anything about the floors when they moved in and they were unaware that there might be a problem with them. They now wear their slippers all the time. Will they get back their deposit??
 
Their landlord can't withhold their deposit for normal wear and tear. I'd consider a floor being walked on being normal wear and tear. If he does want to hold on to the deposit, I woule question his right to do so - I certainly would argue about it myself.
