Residential renting of a holiday home

Hello all,

Hopefully somebody will be able to answer this query around rental of holiday homes.

I have an approved Failte Ireland holiday home which I do let out during the summer months but just wondering as the summer months are typically only 3 months, can I rent it out to, e.g. a family for a remaining 9 months of the year? Do I need to register with the PRTB? Will I lose my Failte Ireland approval as holiday lets are typically short term, usually 3 weeks at a time at the most? Would I need to register the tenancy?

So many questions but trying to forward plan for when the holiday season expires.

Irrespective of the type of property you have, if you let it out as a Private Residential Unit, you are subject to the Private Residential Tenancies Act 2004, PRTB registration and taxes (which may be different to Holiday lets) and the Minimum Standards for Rented Property (which I think Holiday lets are in compliance with).

Once registered with the PRTB that the property is rented as a residential tenancy, you should, at the end of the tenancy advise the PRTB that you no longer rent as a residential property.
