residence and CGT

I am Irish and have lived in dublin from 2000 to feb 2005 since then i have lived in the uk.
In july 2003 I bought a house in Dublin and now want to sell it.
I have read that you are considered a irish resident for 3 years after leaving.

Where do i pay the CGT on this property? Ireland or UK?(Ireland would be preferable)

You definately pay it in Ireland, and wont get your proceeds until its is paid and a tax clearance issued so make sure all your irish income tax is up to date. The UK may also want some of it if you are tax resident there but I don't know about UK tax rules.
