I moved back to Ireland March 08 and have been trying to sell my home but with no luck due to the current downturn in the housing market. Have decided to rent it out and use an agent to market it and collect the rents etc. However, they still haven't rented it out as of yet and are not even advertising it on Rightmove.Co.UK, the biggest property website in the UK. Before I speak to them and possibly change agents, I was just wondering if anyone else here uses any full management agents in the North West and what was their experience? What should I expect from an agent in terms of advertising, marketing? Apologies for all the questions, this is the first (and last) time I have tried to rent out a property and I am unsure of what to expect!

Try Cuddly Bears I found them to be good and charge about 9% + Vat mgt. and around 200 stg to let. Had investment property fitted out and rented within 3 weeks of closing.

Many thanks for your suggestion. The estate agent I was using has gone bust and it has just been one headache after another so have decided to try and sell it once again! Fingers crossed:)

You could have just got a bad agent and this can happen. I would think carefully about what you are going to do with this property and don't be put off by one or two bad experiences. If you are not losing money on it and think the rent should cover keeping it I would not sell now. Very few are buying in the UK and I think the rents are increasing there. I would imagine to sell its also going to be a headache in this climate. If you rented and used afull management service and you are not losing on the property I would think this makes better sense.
 
Lazylump, sound advice! Still no action on the house sale side so I have contacted Cuddly Bears today - fingers crossed! Advice was much appreciated.

Hi Louth Lass.
what part of Liverpool is your house in. I know the city quite well as I have some property there myself and in my experience its best to have someone local.. What area is it and i'll let you know who I use there..its hard to find good agents in Liverpool but I might be able to help...
