renting rooms and moving to dublin

Hi there

I am currently living in midlands and I have my own house (4 bed). I am changing my job and moving to Dublin. I am interested to rent a appt in Dublin. I am not interested to rent full house so I am thinking to rent out 2 rooms in my 4 bedroom house and keep my room which I will use in weekends and stay in Dublin for weekdays.

My question is

1. I am signing a lease for a year in Dublin for a apprtment and I have to register in prtb as a tanent. I am wondering if it will effect my TRS ? Can Revenue ask me how am I keeping my PPR in midlands and renting a appt in Dublin ? I know that I can't claim rent allowance as I am getting TRS.

In summary, once you move to Dublin, even if you visit your house at weekends, the house will not be regarded as your PPR and so will be regarded as an investment property by Revenue. So you wont be eligible for TRS and you'll have to register as a Landlord with PRTB.
 
You will also have to register for income tax for the rental income. You will have to file a Form 11 Return of income.
However, registration with the PRTB allows you to claim the mortgage interest as a deduction against the rental income.
If you do not register you cannot claim this.

How is PPR defined i.e. is there a no. of days who must stay there? Would the OP need to fill in a form if under €10,000 a year in rent paid to him if his origianl home still qualiifes as PPR?

I have never seen any authoritative catch all answer to that question. In general terms it's your normal place of habitual residence which I would imagine is clear enough for most cases. If that is not clear enough in a specific case then you may need professional advice.
