Rented accomodation - How do I find it?

For the first time in my life I'm looking for rented accomodation. I have to move out for five months due to building work.

It seems that most places have a 12 month minimum but I only need for five or six months at the most.

Can anyone advise on the best place to start looking? Is there a central portal or other websites that I could tap into?

I'm in D14.

I notice many of the properties seek a one year lease.

Does anyone know whether this minimum duration is insisted upon in practice?
 
Don't be afraid to negotiate on the length of the lease not to mention the rental itself.
 
If you are only looking to rent a room, a year long agreement will probably not be agreed on....
 
Fixed term leasing is certainly a nuisance from the tenants perspecitve. Does anyone know the legal position on this?

- Visit the real estate agents in the area you are interested in.
- Have your references (bank / work) ready to speed up the process.

How so? Surely some tenants will be glad to have security of tenure for a speficified period under a fixed term lease even if others want more flexibility? I'd assume that the legal position is that which pertains to any similar contract between private parties.
 
A better rental model would be :
- open ended contract i.e. no end date
- controlled annual rent increases
- 1 month notice required by the tenant to the landlord
- 3 month notice required by the landlord to the tenant
