Rental paid by Dublin Co Co RAS

Has anybody used Dublin Co Co RAS system to pay tenants rent for up to 8 years. If so what kind of tenants do they provide. I would be gratefull for advice from landlords who use this system
 
I have been approached by KK Co Co with regard to the same option. There is no earthly way that I am going to sign a 5 year lease to the the Co Co and allow them to chose tennants for MY houses.

I have spent good money on these properties over a number of years and they are finished off as I would finish & decorate my own home. My thoughts are, if you rent out good properties and keep them in good order the tennants will respect them and you will always get good rent for them. I always have a list of people waiting to rent.

Thankfully my current tennants are there a number of years and look like they will be there for a good few more. I have small two bed houses and most of these are rented by single people (one in 60's another in 50's) therefore less wear and tear on the house. The Co Co will think nothing of putting a family into these. Also my tennants pay more than the Co Co will pay (they top up extra themselves). I read a section on the leaflet where it said that the Co Co will negotiate the rent with the landlord as the landlord would have a guaranteed rent and would have no need to advertise when vacancies arise! Sod that!

I will look into and probably take the other option that the Co Co are offering - A lease for the term of that tennancy only which expires if/when that tennant moves elsewhere. I want to make sure that if I want my tennant out at any stage, that I can give notice and have my property back. Who knows what will happen a few years down the line, a family member may want a small house in the town to retire or I may need to sell if anything unforseen arose.

I will pick and chose who I want to rent to. It is my investment.

I would be interested to read other views on this in case I am missing something obvious.
 
I don't have experience of this in Ireland, but I briefly tried it in the UK a couple of years ago and it was anything but a good experience.

The same system of "top-up" aplied there, but the chances of collecting the extra money from the tenants was nil in most cases. They tended to be antisocial drongos generally, and they couldn't understand that they themselves should have to make any kind of contribution to society. If however you tried to move them on for non-payment of rent due to the lack of "top-up", you were up against the might of the social services and their teams of social workers, drug counsellors, and asociated parisites.

Best advice in this area would be to let the county council build their own houses and for landlords to keep away from this sector. It does make a living for some dedicated landlords who don't mind the grief, but it's not for the faint hearted. And yes, council tenants (in my experience) don't look after properties -- they have been conditioned to expect that everything will be done for them and won't lift a finger to maintain or protect the landlord's investment. I know, that's a sweeping generalisation and unfair to the good tenants, but its my experience of the sector.
 
I am in the same situation now as Mayo Co.Co. have announced they are bringing in this scheme. I have 3 rental properties and all tenants are on rent allowance. I have not been contacted yet. Do I understand it correctly that if I dont join the scheme my tenants will have to be housed elsewhere? some of them are with me 4 years and I would hate to lose them.

For investors who have experence of dealing with RAS
can you clarify the following
1. If tenant moves out after 12 months of an 8 year contract does the Landlord have to get the property ready for the next tenant? although the property may need funiture ect replacment
2. Are the rents reviewed each 12 months and if the market went down can RAS reduce the rental
 

According toi the contract I have from Dublin Co. Co. yes you are expected to put the property back into the condition it was at the start of the tanancy. I'm not sure about the rent reviews.

I'd stay well clear of the RAS scheme. You've no control over who the Council puts in your property yet you have to sort out any problems(damage to your property or anti-social behaviour) caused by the tenants. If there is any damage done to your property then the council will only pay 50% up to a maximum of one months rent.

You would want to be very desparate to accept this deal. I've a copy of the Dublin Co. Co. contract if anybody wants a copy.
 
I have read the information leaflets and guidance leaflets provided at oasis and the proposal is absurd. The responsibility for tenant behaviour and lease term compliance rests with the landlord while the tenant selection is done by the local authority!. I will be staying well clear of it.
 
don't do it - you have no practical comeback with people who have no financial means and free legal aid
