Rental Income

My wife has a house in her own name, purchased before we got married. This house is now rented out.

My wife works part time and does not use all her tax credits. What is transferrable has been transferred to me.

Each year I do a FORM 11 for CGT, Dividends etc..... (and return for both my wife and I under joint assessment) but the 2008 tax year is the first year that there will have been rental income to account for.

Is there any benefit (or indeed is it allowed) to put this rental income down to my wife (to use the balance of her tax credits)?

You declare the rent based on who gets the rent.
If house is in her name, then the rent is hers.

A married couple will either be treated as a married couple with one income or a married couple with 2 incomes. To get the real benefit of the 2 incomes, the second income must be E26,400 or more for 2008. So if your wife is earning less than that on her part-time job, then definately put the house down as her rental income.

What if the house is in both names?
Does the same still apply?
