Rental income-Limerick - need guidance

I have an investment property in Corbally Limerick.
It's a standard 3-bed semi, approx 12 years old, good nick, 10 min walk from O'Connell Street.

I believe rental incomes in Limerick have increased substantially recently.

Would anyone have any guidance on what the going rent is these days in this part of Limerick?
 
Looks like €900 - €1,000 a month is the going rate for a 3 bed in Corbally.

I'd say you're looking at €850. 10 mins walk seems an optistic estimate
 
Also refer to the report on DAFT yesterday, where the rental market appears to be levelling off as there is a glut of rentals on the market. The next stage I would say is that rentals will soon start dropping back to the levels of early 2007
 
900 for a 3 bed house in Corbally would be fairly reasonable.

For my tuppence I would think this may be incorrect.

WIthout havig a history of recent years average rebntals, I think rentals were static and then dropped for a while before rising again a few years ago.

The rises come in spurts.

We had the spurt recently - it may fall back slightly - but not a lot is my guess.
 
You should be able to get at least 300 for each bedroom or 900 for the whole house. Last I rented in Sept I had a dozen replies. Good luck. Let us know how you get on though...Limerick has a different market that i dont think can be measured accurately on daft.
