Hi. Hope I'm in the right place. I've been on a R.a.s. contract for 12 years up to last August 2023. My landlord offered me a further 2 years at that time but when I asked did I need to sign any form, he said it was ok. I now find this very strange but haven't done anything about it yet. Any advice is appreciated. Cheers tom ..
 
The agreement is with the local County Council and is between the landlord and the Housing /ras unit within Council. You wouldn't need to sign anything.
Is this an RPZ area or not?
 
Hi knuttell. I live in salthill Galway but don't know if it's a rent pressure zone although rents are high in salthill, one of the wealthiest areas in Galway..thanks for info though ... cheers tom
 
Hi nuttell forgot to mention that I've been 12 years in this accommodation and house owner offered me 2 years and then he would be finishing the contract. I always had to sign a contract before so that's why I was wondering why I didn't have to sign this time. I wonder could it possibly be the 12 year rule where walking across a person's property for 12 years could entitle a tenant to own the house ..the contracts I signed were for every 4 years ... cheers tom.

I'm afraid you are getting the wrong end of the stick in regards to what is known as adverse possession.

In any event, adverse possession doesn't apply to you. You live in the property under a lease and with the permission of the owner.

Its down to preference. I signed a lease with a tenant in 2007 and she's still there. I never signed or had her sign another lease. It's a case of know your customer and different strokes for different folk.
All subsequent interaction was with the council every 2 years (RAS) and that was mechanism for rent increase.
 
Hi forgot to say I asked house owner before why I didn't have to sign anything this time. He said he knew a person in the city council. At the same time he looked down towards the floor. I was reluctant to say anything else. So I won't ask him again.. either way I'll be leaving this house next May or so...
