rent increase

we've been in rented accom for a year and agent said recently we could stay on for another year.

The rent went up last year when we moved in and now they want to put it up again by 10%, it makes me feel so annoyed as we are good tenants, never have problems and really look after the property.

I've been watching rented accomodation on the net and a lot of it is not moving. There are also a lot of properties that are for immediate rental.

What would you do?, would you bargain them down as I feel we have every right to as I feel its just like they pick a number out of a hat with their increase.

We are also renting a small property and were not going to increase the rent as we want our tenant to stay as he looks after our place too.

Daft.ie (in March 07) reported an increased in rents by 10.5% from Feb 2006 to Feb 2007. So, i guess that where the figure is coming from.

I'd shoot for somewhere in between if I were you...the last thing the landlord wants is to be down a few months rent. As for your own property...it's all about supply & demand in that area...

I'd check to see if there is a similar property for rent in the area and see what price that is, then simply tell the landlord that you have decided not to continue renting as you have found alternative accom. at the current rent you are paying. - Bet they'll come back to you offering to leav the rent as is. (early sumer is the worst time to try & let a property!)

I actually find early summer to be the best time to rent a property...go figure! I suppose if it was student accommodation there might be a problem.

I'd say Bacchus is right and the landlord is following the Daft report. Perhaps you should have a chat (not argument) and see if you can reach a compromise. Interest rates have shot up for all this year and it's not neccessarily a landlord's greed which necessitates the rent rise.

Very often advice is given that you will find another place easily and perhaps this is the case, I don't know. However, although you're a good tenant, and the landlord should definitely appreciate that, you also obviously want to stay where you are. In that case, I think a compromise on the rise in rent is the best option.

As an Agent I know that Landlords sometimes insist on getting an increase every year, if only to keep pace with inflation. We recommend that Landlords don't increase the rent if the tenant is paying on time and looking after the property. IF the place is empty for even one months then they have lost out on any increase so it makes sense to stick with a good tenant. TRy saying no or even haggle, but be prepared to move if he won't accept your offer. There is plenty of nice accommodation available at the minute.
