Hi,
I have a 3 bed house in Dublin that I don't stay in very often as I am mostly staying in my girlfriends house. My question is should I just rent out the whole house or continue to stay there occasionally and just rent out two rooms under the rent a room scheme?
The house would get 1300 rent as a whole or if I rented 2 rooms I would get 750-800 per month. I get 166 in mortgage interest relief at the moment. The mortage repayment is 1370 with 28 years remaining.
What makes more sense to do? If I rent the house then I loose the interest relief, am subject to capital gains when I eventually sell, have the headache of being a landlord etc etc.
If I rent 2 rooms then I can take in up to 10k tax free under the rent a room scheme and there is very little hassle. I think thats the best option but not sure if others would agree?
