rent deposit, how much?

Hi have viewed a property to rent recently and was told that i had to pay one months rent and six week deposit. is this the usual case as i thought it was one mth deposit and one mth rent?

Yeh i would think one months rent too...probably asking for an extra 2 weeks as insurance for non payment of bills etc!
 
thats what i thought. i rang the agents back after i enquired about the property and was told that due to regulation changes in renting, six weeks notice is now required so six weeks deposit is needed?????? what the regulations are or with who i dont really know. should have written down what what was said coz he just said according to ????'s regulation changes....... Didn't think much of it at the time coz its my 1st time renting so not too familiar with the process.
 
I've heard of 2 months plus 1 month in advance. I suppose it is to ensure that bills are paid and property is in order. Not many people could afford this but my mother always told me I should have 3 months salary available for a rainey day. Thank God it didn't rain I keep saying to her.
 
Ya thats fair enough i suppose for landlords to cover themselves. just wanted to check that other people have given more than one mths deposit aswell.

Did you ask what these regulation changes in renting were? If so what was their reply?
 
It doesn't really matter about regulations, if you are against paying it say you will only pay one moths rent and agree to 1 months notice period for both parties, if he isn't happy with this arrangement then look elsewhere. 1 month is the typical sum and generally the bills will be put in the tenants name anyway so they are liable for these payments.
 
no im happy to pay it as i love the apartment and its perfect for what we need. i was only wondering because i never heard of six weeks deposit before.
 
We have just rented our first place as well and paid one month in advance and one month deposit, there was no mention of a new six week thing.
 
"Regulation changes"? Is this not just guff? The LL can ask for whatever deposit they want. The usual would be a months' rent.

Personally that's as much as I'd pay - but if you really want the place you might agree to 6 weeks.
