I've advertised to let out a property and everybody that has enquired so far asked do I accept rent allowance. Why do some people advertise their properties stating "no" rent allowance. Is it possible for the rent allowance be paid directly to the landlord's account via the rent allowance department? I ask this as I know someone who accepted rent allowance in the past only for the tenant to cash it themselves?

Yes,
It is possible you will have to check in your particular locality. It is quiet an efficient way to gaurentee your rent. Do you know anyone who has rented property in your area?

Some landlords advertise "no rent allowance" because they may have had experience of difficult tenants in the past and have tarred all rent supplement tenants with the same brush.

Or they're not declaring the property for tax purposes and don't want to provide the information the tenant requires to make their claim for rent supplement with the HSE (because the HSE are required to pass details of payments made to the Revenue Commissioners).

Some areas do permit payment of rent supplement directly to the landlord. The tenant can ask the Community Welfare Officer when they apply. It's not done in all areas because some landlords who did get paid directly decided that they had a contract with the HSE and began hassling or complaining about tenants/late payments/non-payment of rent to Community Welfare Officers.

i was a mature student claiming rent allowance and there were two ways of getting paid the money... the rent cheque could be made out to me and sent to my address,or the cheque could be made out to the land lord and sent to him directly,it was my choice which way i wanted it paid-my sister was a single mum and she sent hers directly to the land lord where as i had mine sent to me... i then cashed the cheque in the post office and gave the money to him because there was a further 10quid to add to it.... the bank option came in later but i hadnt used the option-but i think it is the persons choice which way it gets paid... but im sure the landlord can ask the tennant to pay it that way for convience ....
